Ada Compliant Washers And Dryers – Washers and dryers in Title II and Title III facilities must comply with the Americans with Disabilities Act (ADA). The purpose of this article is to describe the requirements in the ADA standards for washers and dryers. These ADA requirements apply to many types of laundry facilities, including, but not limited to, residential, dormitory and other types of temporary accommodation, laundry facilities, and recreational facilities. These standards also apply to portable and/or temporary laundry facilities The image to the right is typical of a Title III laundry facility. Scope requirements include 2010 ADA Standard 214 Scope Requirements for Washers and Dryers and Standard 611 Technical Requirements. Scope for washers and dryers is applied independently in standard 214.2 and 214.3, respectively. Please see below 2010 ADA Standard 214.2, Washing Machines, which states: “Where three or fewer washing machines are provided, at least one shall comply with [Standard] 611. Where more than three washing machines are provided, at least two meet the requirements of [Standard] 611. Comply with [Standard] 611 In other words, where three machines are provided, at least one must be ADA compliant If more than three of the machines are provided, at least two being ADA Compliant That said, it is recommended to have most or all washers and dryers available where they may not be available. Washing machines and dryers are not used exclusively for work by staff, although the rules are followed. (2010 ADA Advisory 203.9 Work Areas of Employees). Designing employee workspaces to be more accessible at the outset will avoid costly retrofits when existing employees are temporarily or permanently disabled or when new employees with disabilities are hired. 2010 ADA Standard 611. These standards address both front-loading and front-loading washing machines. The requirements cover clear floor space, functional areas and height as shown in the figure below
2010 ADA Standard 611.2, [Washers and Dryers] Clear Floor Space, states: “A clear floor or ground space shall be separated in accordance with [Standard] 305 for parallel approaches. A clean floor or ground space must be centered around the equipment. ” The picture on the right is a typical surface view where the free space is centered on the washer and positioned for parallel orientation. Enclosures, including doors, cannot overlap or obstruct the available floor space when open Note that where the available floor space is recessed into the alcove and limited on three sides, additional clearance is required. 2010 ADA Standard 611.4, [Washing Machines and Clothes Dryers] Height states: “Top loading machines shall have wash compartment doors not more than 36 inches (915 mm) above the end floor. Front loading machines shall be a minimum of 15 inches (380 mm) and a maximum of 36 inches (915 mm) from the bottom of the laundry room opening. ” The image below is representative of this standard

Top loading machines with doors on the side are recommended for easy access over those with doors at the back Doors on front loading machines should hinge to the side instead of down and swing up 180 degrees to allow more access to the drum.
Operable parts for laundry equipment are in 611.3 and 309. 2010 ADA Standard 611.3, Operable Parts, states that “operable parts, including doors, rack guards, and detergent and bleach compartments, shall comply with [Standard] 309.” Functional parts for washing machines are controls, doors, detergent and bleach compartments and lint screens. These controls must also be within reach and capable of being operated with one hand and withstand a hard grip, pinch, twist of the wrist, or force greater than 5 pounds (Standard 309). To accommodate those with visual impairments, active parts should be clear without touch or sound activation. Coin slides or payment units must also meet the requirements for functional parts Machines and vending machines must also meet 2010 ADA Standard 228.1, Storage, Vending Machines, Exchange Machines, Mail Boxes, and Fuel Dispensers. Obstructed side reach and unit height limitations are included in 2010 ADA Standard 308.3.2, Obstructed High Reach, which states: “Where a clear floor or ground space provides concurrent access to a section and the high side reach is over an obstruction, the obstruction. height is a maximum of 34 inches (865 mm) and the depth of the dam shall be a maximum of 24 inches (610 mm). High side span shall be a maximum of 48 inches (1220 mm) for a maximum depth of 10 inches (255 mm). Where depth is greater than 10 inches (255 mm), the high side span shall be a maximum of 46 inches (1170 mm) for a maximum depth of 24 inches (610 mm). Exception: A maximum of 36 inches (915 mm) above the top floor is permitted for washers and dryers. ” The image below is typical of this exception
In other words, even though a top-loading washer creates a side barrier for users, the washer and dryer finish may be 36 inches above the floor when moved to the side to be parallel. Depth inches max Washers and dryers with controls, including a coin slide or payment unit, have controls on the front of the machine to provide easy access and accommodate multiple users. While not specifically violating the 2010 ADA standards, an all-in-one washing unit with a single drum that functions as both a washer and dryer must meet all applicable requirements. If separate washers and dryers are otherwise provided, it is important that the washers and dryers also be separate appliances available for the same utility and convenience. Where appliances are stacked, including combination washers and dryers, accessible units must be separated (eg side-by-side) to accommodate reach and door opening needs. Finally, it is important to remember that laundry is outside of these ADA standards. Note that ADA compliance regulations for washers and dryers in Title II and III facilities may also apply to assisted living facilities, helping people with disabilities stay longer, safer and more comfortable in their homes. .
